Q.

When is the best time of year to sell?

A.

Luckily in the UK and specifically around London, there is never really a bad time to sell your home. The demand for properties in and around London is always strong. Having said that, there are few seasonal factors that can reduce the quantity of potential buyers for certain types of home. For example, less families actively search for a home during summer school holidays and Christmas. Our best advice would be to chat with one of our sales team to discuss the target buyers for your home.

Q.

What is gazumping?

A.

Gazumping is a process where a seller accepts a higher offer from a buyer when they have already accepted an offer from another buyer. Although the process is not illegal, it can be hugely frustrating for those involved. As an agent, we have a duty to make the seller aware of any offers that are made on their property until an exchange of contracts takes place with a buyer.

Q.

Will a loft conversion add value to my property?

A.

The best way to add significant value to your home is to add extra habitable rooms. This isn’t always easy though from a planning perspective, as you generally will require planning consent from the local council before commencing building. However, many loft conversions can be done under what is known as ‘permitted development’, which allows you to build up to 40 or 50 cubic metres without gaining consent. This would be enough to add a good sized bedroom suite along with ensuite bath/shower room, which would almost certainly add value to your home. It would definitely be worth discussing first with one of our sales team before committing to the process.
