Gazumping is a process where a seller accepts a higher offer from a buyer when they have already accepted an offer from another buyer. Although the process is not illegal, it can be hugely frustrating for those involved. As an agent, we have a duty to make the seller aware of any offers that are made on their property until an exchange of contracts takes place with a buyer.

The best way to add significant value to your home is to add extra habitable rooms. This isn’t always easy though from a planning perspective, as you generally will require planning consent from the local council before commencing building. However, many loft conversions can be done under what is known as ‘permitted development’, which allows you to build up to 40 or 50 cubic metres without gaining consent. This would be enough to add a good sized bedroom suite along with ensuite bath/shower room, which would almost certainly add value to your home.
