Do I need to fit a smoke alarm in my lettings property?

A.

Yes, there needs to be a smoke alarm fitted on each storey of your property used as living accommodation and you need to check these are in working order on the first day of a new tenancy. Your tenant will be responsible for testing the alarm and replacing batteries during their tenancy. You must also install a carbon monoxide alarm in any room where there is a solid fuel burning appliance (i.e. coal fire or wood burning stove).

With a let property, why do I need to do a legionella risk assessment?

A.

Legionnaires’ is a pneumonia-like disease commonly caused by the inhalation of small droplets of contaminated water. The law requires landlords to ensure that the risk of exposure to Legionella in the property is properly assessed and controlled. This includes the assessment of all water systems by a competent person. We can assist with this.

With a let property, do I need to get the electrics checked?

A.

From 1st June 2020 it became a legal requirement to provide tenants on all new lettings with a copy of an EICR certificate, confirming that the electrics are safe.  This was then further expanded to all new and existing tenancies on 1st July 2021. A certificate will last for five years and we can assist with arranging these checks to be carried out.
