Will l still have to pay the agents’ fees if my property does not sell or I take it off the market?

A.

Unlike some agents, we do not charge any form of fee if you withdraw your property from the market. You will only be liable to pay our fees if we introduce a buyer who exchanges contracts. Estate agents have traditionally funded the cost of marketing property on a ‘no sale no fee’ basis. Our terms of business are based on the guidelines recommended by the Office of Fair Trading and will be confirmed to you in writing before we commence marketing your property.

What is your fixed fee for extending my lease and what does it include?

A.

We charge £2,500.00 plus VAT. This is a fixed fee and covers our time in managing the transaction from start to finish. In addition, this will cover us instructing the surveyor to produce a lease extension valuation report ready to submit to our olicitor so that they can submit the requisite Section 42 notice upon the freeholder. This will also cover your standard lease extension legal fees. In most cases there is no more to pay however if the freeholder instructs a solicitor to negotiate and the transaction becomes protracted, there may be additional fees for their time. This will be discussed with you throughout the process and you will be made aware of any potential extra costs.

Do you charge a fee and why would I pay this when online brokerages will transact for free?

A.

The initial advice and meeting with our broker is always free. If you are happy with the figures provided and want to move forward then a fee does apply. This is dependent on the complexity of your case and a typical fee is £499. The reason we charge a fee is to give you access to the entire mortgage market and 25 years of expertise so that the advice you receive will be tailored to your financial needs. We also have exclusive rates that you can only access through working with us. You will also receive a dedicated case handler to ensure that your case proceeds to completion as quickly and smoothly as possible.
