Will a garage conversion add value to my property?
There isn't really a straightforward answer to this. It will depend on a number of factors, for example, will the loss of parking detract more from the value that the extra habitable room will add? Perhaps the properties existing accommodation is sufficient and so adding an extra room is not necessary. However, in many cases, creating an extra bedroom on the ground floor or a family room or home office would be attractive. It would be worth discussing the specifics with one of our sales team before committing to the process.
Will a loft conversion add value to my property?
The best way to add significant value to your home is to add extra habitable rooms. This isn’t always easy though from a planning perspective, as you generally will require planning consent from the local council before commencing building. However, many loft conversions can be done under what is known as ‘permitted development’, which allows you to build up to 40 or 50 cubic metres without gaining consent. This would be enough to add a good sized bedroom suite along with ensuite bath/shower room, which would almost certainly add value to your home. It would definitely be worth discussing first with one of our sales team before committing to the process.
What is gazumping?
Gazumping is a process where a seller accepts a higher offer from a buyer when they have already accepted an offer from another buyer. Although the process is not illegal, it can be hugely frustrating for those involved. As an agent, we have a duty to make the seller aware of any offers that are made on their property until an exchange of contracts takes place with a buyer.
