How do I get my rent?

A.

We will collect the rent on your behalf, make any necessary deductions and forward the balance to your account as supplied. We provide a paperless statement and can also provide income and expenditure statements in readiness for your tax return if applicable. If you have a number of properties we can account to you once a month with a summary report.

What if there are maintenance issues or breakdowns at the property?

A.

Where we are managing on your behalf, tenants will inform us of any issues and we will get one of our approved contractors to visit and make recommendations. If the job is extensive, then we will provide three quotations for you to choose from. Our contractors are subject to strict standards and turnaround times to ensure both tenant and landlord satisfaction. We will deduct any costs for works from the monthly rent. In the event of an emergency that occurs out of hours, we have a 24hr contact line that tenants can call and contractors will be sent to secure/deal with the emergency and report on any further action that is required.

Why do I need an inventory / schedule of conditions when I let my property?

A.

It’s important you have an inventory so if there is a dispute over damage at the end of the tenancy, the inventory can be used as evidence of the condition of the property and its contents when your tenant moved in. When raising a dispute with TDS (The Independent Deposit Dispute Panel) they will want to see an inventory or schedule of condition. We can arrange this with minimum fuss.
