At what stage should I contact the Build to Rent division about my scheme?

A.

It’s never too early! Some of our clients come to us with buildings ready to go, while others are yet to apply for planning. Thanks to our experience letting over 2,500 BTR apartments, we have a great deal of experience, and we use our historic data to help us analyse schemes on behalf of clients. While the rental market is fluid, we like to provide ERV reports at the earliest stage that can then be updated throughout construction. What makes a 'build to rent' property different to a normal rental property?

A.

The main differences are that the building is occupied by renters! There is no hierarchy, every resident is equal. ‘Build To Rent’ properties are owned by one landlord (usually a company) and are managed professionally, which means no more waiting for your landlord to get back from holiday to fix your leak. Many schemes offer residents flexibility in the length of the tenancy, from 6 months to over 3 years, and developments are generally based in a central location, close to transport links.
