Q.

What if I need my property back before the end of the tenancy; can I ask my tenant to leave?

A.

If you have a fixed term tenancy, unless there is a mutual break clause, your tenant will be able to stay in your property until the end of the fixed term and you will need to serve notice at least two months before the end of the tenancy, advising that you require possession at the end of the fixed term. Any request to leave prior to the end of the fixed term would have to be negotiated with the tenant which, if we are managing the property we can do on your behalf.
