How will I know that the tenant is looking after the property?

A.

Where we are managing a tenancy for a landlord we will carry out periodic inspections to check that the property is being looked after and to also check if there are any issues that need attending to. We will provide a photographic report highlighting any areas of concern. These are typically carried out every six months.

I’ve heard about HMO’s, what are they?

A.

Each borough council runs different licensing schemes for HMO’s. (Houses in Multiple Occupation) or for properties in general. There are mandatory, selective and additional licensing requirements. We have a specialist HMO department that can advise on what type of license is required, if any, and can make the necessary application to the council (subject to fees and license costs) on your behalf.

How do I get my rent?

A.

We will collect the rent on your behalf, make any necessary deductions and forward the balance to your account as supplied. We provide a paperless statement and can also provide income and expenditure statements in readiness for your tax return if applicable. If you have a number of properties we can account to you once a month with a summary report.
