Comprising four derelict shops with upper parts, the site had been vacant for many years having most recently been used as a car wash.

The latest planning history (now lapsed from 2016) was a resolution to grant planning permission for ground floor commercial space plus 20 flats. The owners were not interested in pursuing planning themselves, possibly a wise move given planning appears to be becoming more expensive, time consuming and uncertain…

Is there a need for it to be like this? What are the benefits? Are the properties we are now building much superior? All that seems to be happening is a lack of new properties being built when there is a desperate need. Unfortunately we cant fix the system we can only work with it…

Coming back to the Grange Road site, we were instructed by the owners to secure a buyer off market as they didn't want the site openly marketed. We agreed a sale and sold the site to a buyer who had proven to be reliable in the purchase of three other sites from us recently that we had been openly marketing.
