Sales
The Acorn Group will charge 0% commission on all Sole Agency instructions listed with Acorn Ltd before the 31st December 2020 where a sale is agreed during the initial 16 week Sole Agency period. At the end of the Sole Agency period if no sale has been agreed or a sale agreed during the initial period does not proceed to exchange contracts then any sale agreed after this time will be charged at 2% +VAT. Following the initial Sole Agency period either party has the right to terminate the contract in writing giving 14 days’ notice. 0% commission offer is valid on Sole Agency instructions only with an Acorn Estate Agency Board erected and where the property is located in either a ME1, ME2, ME3, ME4, ME5, ME6, ME7 or ME8 postcode, multiple agency instructions will be charged at 3% +VAT.
During the period of Sole Agency agreement the Property remains with us for sale and this excludes all other estate agents. If you do instruct another agent during this sole agency period (with or without informing us) the fee payable by you to Acorn will be the rate payable for a multiple agency in place of the Sole Agency rate specified in the Confirmation of your Terms and Conditions.
Lettings
The Acorn Group will charge 0% fee on all 12 month contracts, Sole Agency Instructions listed with Acorn Ltd before the 31st December 2020 where a let is agreed during the initial 16 week Sole Agency period. If no Let is agreed by the end of the Sole Agency period, any let agreed after this time will be charged at 1 week fee up front +14% monthly +VAT for full management, 4% up front + 7% monthly + VAT for rent collect and 10% +VAT of total rent payable up front for tenancy set-up only. Following the initial Sole Agency period where no let is agreed either party has the right to terminate the contract in writing giving 14 days’ notice. 0% commission offer is valid on Sole Agency instructions only with an Acorn Estate Agency Board erected, entering into a 12 month contract with Acorn Ltd and where the property is located in either a ME1, ME2, ME3, ME4, ME5, ME6, ME7 or ME8 postcode. Following the initial 12 month contract, all charges will revert to Acorn Ltd’s standard Lettings Fees. If the Landlord does not terminate the sole agency the Agent will continue to market the Property until the Agent receives the Landlord’s written notice. The Landlord should note that this may involve the Landlord paying commission to two agents if the Landlord instructs another agent to find an occupier for their Property during the period that the Agent is instructed on a sole agency basis. The Landlord should carefully check the accuracy of the Agent’s marketing details for the Property.
