Acorn's Commercial & Development Division acquired this redundant former Doctor's surgery on an unconditional basis on behalf of a retained private investment fund. Following the acquisition we were engaged to manage the promotion of the site for residential development, and set about assembling a team of expert consultants. The client anticipated achieving planning permission for 5-6 units, but having approached the Local Authority at an early stage, it became apparent to us that high quality design might result in the approval of a denser scheme. Our architectural team conceived a smart scheme for 8 units that was both policy compliant, and exceeded the Council's sustainability targets. No objections were made against the application, and planning permission was granted under delegated powers inside 8 weeks! We even managed to agree and execute the Section 106 Agreement simultaneously. Our agency team promptly arranged the sale of the site, achieving 50% more than our client initially anticipated. Whilst Acorn's Planning Management team clearly has the expertise to co-ordinate larger redevelopment projects, we are equally adept and willing to manage small household planning, Permitted Development and Change Of Use applications.
