We recently completed the sale of allegedly the most valuable house in Warlingham. Our client acquired the plot in 2000 and negotiated permission for the construction of two large executive homes. The first was completed in 2002, whilst the spare plot was retained as garden land. Retirement prompted the sale and we were invited to tender for the instruction. The lack of comparable sales locally led other agents to take a conservative view, however, we devised a strategy to ensure the maximum possible sale price. Whilst the property was marketed as a whole, interest was entertained for the house and plot individually. Two separate deals were agreed, but the process was managed such that exchange and completion occurred simultaneously.
