Key to our advice was for the client to prepare a full legal pack, including searches, so as to enable a prompt exchange of contracts once the marketing had been completed. High resolution pole photography was commissioned to enhance our property particulars; which were subsequently circulated throughout our database (now numbering in excess of 10,000 applicants). Local and national advertising ensured that interest was captured from far and wide, and block viewings were coordinated so as to minimise disturbance to our client's tenants.
A host of competitive offers were received, and once we'd settled on a preferred purchaser, contracts were exchanged in just 4 days! In terms of value, we advised a guide price of £1.9m against an anticipated GDV of £4.28m. The sale successfully completed at £2.2m which equates to 51% of GDV.
