Our instructions come from a variety of different sources these days, but it's always incredibly pleasing when the source of an instruction is as a result of somebody noticing first hand our efforts in the marketing and sale of another property.
Our clients and owners of this unique site in Lee, The Bretheren, had previously bid and unfortunately missed out on another place of worship building that we were marketing a few years back in Swanley. Whilst they were unsuccessful in their attempts to buy that particular property, they were so frustratingly impressed by how hard we worked to generate a premium price for our sellers on that occasion. They made the decision to sell their property in Lee, they knew which agent they wanted working hard on their behalf to drive interest and drive the value.
Despite the fact that the site looks like it would best suit residential re-development, we quickly ascertained that there were various prohibitive title, planning designation and use class hurdles to overcome which would make residential led development non-viable and therefore the sites true value lay in its existing value, as a place of worship. We tailored our marketing material on this basis and then set about a marketing campaign which saw us advertising the property far and wide in line to satisfy Charity Act requirements. Following a number of enquiries, viewings and offers we ultimately concluded a sale in excess of our guide price.
