Dealing with others dirty laundry has never been our forte, unlike our clients who ran their dry-cleaning business from the premises for almost 25 years. We knew that seeing the properties sold was going to be difficult (luckily we love a challenge), so we needed to make sure that we were making the process as clean as possible (pardon the pun!), all whilst ensuring that we achieved the best deal out there.
With a former butchers on the corner of the block and their dry-cleaning business next door, there was clearly a lot of history between the two buildings. The laundry for the Ritz was cleaned here for a number of years up until closure in the summer of 2019, and the butchers had been closed for a lengthy duration prior to our involvement.
There was clearly a lot of potential with the property and with four one bedroom flats already in the upper parts the prospects for the property were high. Our marketing strategy enabled us to generate significant interest leading to us holding several busy block viewings (all Covid secure of course!)
We received a number of offers on the property and after some further negotiation agreed a deal at £1,250,000 with which our clients were delighted. Despite lockdown we managed to exchange on the property promptly after agreement of sale with completion taking place just before Christmas 2020.
