We were instructed by the British Red Cross to dispose of this 0.26 acre site occupied by a c.4,000sqft detached building in the centre of Chislehurst. The Red Cross has owned the property since 1957, although it was now surplus to requirements and they wanted to reinvest the proceeds of the sale back into the organisation.
As with all sales acting on behalf of charities the correct marketing needed to take place to satisfy the 1993 Charities Act and ensure best value was achieved.
The site offered development potential although given the size, existing use value and potential of the existing building, it was debatable where the value lied. The marketing generated good interest and a handful of offers. The successful purchaser was a local investor who already owned a number of mainly commercial properties in the area.
If you're a charity organisation considering selling a property asset please contact us for advice on achieving best value.
